Aware backs €1bn German student housing platform

Aware Super has expanded into European student housing through a new partnership targeting more than €1 billion in investments.

Aware Super has partnered with Tribera to launch a German purpose-built student accommodation platform targeting more than €1 billion ($1.6 billion AUD) in investment capacity, marking the super fund’s entry into continental Europe’s student housing market.

The partnership will acquire, own and operate prime student accommodation assets across Berlin, Munich, Hamburg, Cologne and Frankfurt, targeting investments across the risk spectrum with the aim of generating attractive risk-adjusted returns over the longer term.

Tribera will be exclusively appointed to provide asset, property and development management services for the platform, drawing on its experience designing and operating community-focused living spaces for students.

The announcement follows Macquarie Asset Management’s majority acquisition of Tribera in July 2025 and forms part of the property manager’s strategy to partner institutional capital with living sector assets across Europe.

Tribera chief executive, Justin Hamer, said the partnership reflected growing investor confidence in the German student accommodation market.

“The creation of this new partnership speaks to the confidence global investors have in the underlying fundamentals of the German student housing sector, as well as Tribera’s vision of transforming urban living.

“We are excited to partner with Aware Super in creating community-driven living spaces across key German cities that seamlessly integrate innovation, sustainability, and customer service.”

Aware Super said the investment would broaden its global property exposure while providing access to a market supported by favourable long-term demand dynamics.

Aware Super head of international and senior portfolio manager for property – UK Mathieu Elshout said Germany’s purpose-built student accommodation sector aligned with the fund’s global investment strategy.

“Germany’s purpose-built student accommodation market offers exactly the kind of structural opportunity our global investment strategy is designed to capture – significant undersupply, strong and growing demand, and a compelling entry point as the market begins to institutionalise.

“The establishment of the partnership will enable us to diversify our property portfolio both geographically into continental Europe and into a new alternative sector, while partnering with experienced operators in European student housing. We believe it will deliver strong long-term, risk-adjusted returns for our 1.3 million members.”

Macquarie Asset Management managing director, James Bechely-Crundall, said the investment in Tribera reflected the firm’s focus on specialist real estate sectors benefiting from structural growth trends.

“Our investment in Tribera is aligned to our strategy of establishing and incubating specialist real estate managers in sectors we believe are supported by significant structural tailwinds.

“We have high conviction that a scalable market opportunity exists in the European student housing sector and that Tribera is well positioned to partner institutional capital with best-in-class real estate opportunities at scale. We look forward to continuing to work with the business and its capital partners to support their growth ambitions.”
